Downtime is a blast, with dining space to reminisce over a home cooked meal made in the full kitchen. There are two living areas complete with oversized smart TVs and an enclosed patio for enjoying quiet mornings as you sip a freshly made cup of coffee. Enjoy an evening outside on the back lawn playing games and cooking out with a gas grill. Spoil yourself with a cool drink as the sun goes down.

We understand that there is sometimes a need as there is a private office located on the first floor for working remotely! 
For sleeping options, you'll find four spacious bedrooms here, two master suites with king beds and walk-in closets.
The first floor offers a bright and airy open floor plan. The living room has a two-story ceiling and stacked windows for lots of natural light. The beautiful open kitchen has upgraded cabinets and countertops, all new stainless-steel appliances that will make cooking a breeze.

Within minutes you can find yourself strolling along the Bethany Beach Boardwalk, exploring Fenwick Island State Park, or teeing up at one of the nearby golf courses.  After a day in the sun, head back to the townhome and take a dip in any of the community pools and relax on the patio!

This rental also includes 8 complimentary guest passes allowing access to all community amenities.  Bishop's Landing features three seasonal outdoor pools, clubhouse with ping-pong and pool tables, fitness center, tennis, pickleball and basketball courts, playgrounds, summer beach shuttle to Bethany Beach, fire pits, charcoal grills, and nature/walking trails. Bring your fishing poles as there are several community ponds that allow catch and release fishing.

Damage waiver: The total cost of your reservation for this Property includes a damage protection fee which covers you for up to $10,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out.

THE LEAD RENTER MUST BE AT LEAST 25 YEARS OLD AND TAKE RESPONSIBILITY FOR ALL OTHERS

OCCUPANCY LIMIT OF 14 (for Cattail in Bayside), 10 (for Waterleaf in Bayside), 14 (for Candleberry in Bayside), 16 (for 7 bdr in Coastal Club), 13 (for 5 bdr in Coastal Club), 12 (for Bishop's Landing).

Anyone not following any of these rules can be evicted from the home immediately with forfeiture of all monies paid.

Dwelling is Private Property: The property will be used only as a private dwelling for the use of Rental Guest. There shall be no subletting of the premises. The Rental Guest shall occupy and use the premises as a vacation rental only and not use the premises for any business, professional, unlawful or hazardous purpose.

Rental Guest understands that Bayside (Bishop's Landing or Coastal Club) has a Homeowners Association and agrees that everyone in their rental group will abide by all provisions of the HOA.

Refundable Security Deposit: Will be refunded within 2 weeks after final check-out so long as there is no damage to the property during stay other than normal wear and tear.

Prohibited Vehicles / Parking: Campers, boats, trailers or other oversized vehicles are not permitted. Also, no parking is allowed on the streets near the home. There is an additional overflow parking nearby in a lot. 

Recreation Passes:
Renters will be allowed to purchase passes to utilize amenities of the onsite Bayside Club (or Coastal Club). Renters at Bishop's Landing community are allowed to use 8 amenity passes provided by owner for free.

Hold Harmless and Indemnity: Property Manager and Owner of rental property shall not be liable for any damages and/or injury to Rental Guest and/or their guest(s), or their personal property due to Rental Guests acts, actions or neglect. Rental Guest agrees to hold Property Manager and Owner harmless against any claim for damage and/or injury due to Rental Guests act or neglect or their guests’ act or neglect. 

Quiet Enjoyment: Rental Guest and their guests agree not to violate quiet enjoyment and privacy of the surrounding neighbors. Property Manager and owner are not responsible for the actions of other property owners in the area, as we have no control over their actions.

Weather, Acts of God: Property Manager is not responsible for any weather conditions or acts of God or nature that happen during Rental Guests stay on premises and no refunds will be made.

Unforeseen Conditions: If any unforeseen conditions or problems with the house arise prior to or during TENANTS stay, OWNER reserves the right to either refund TENANTS payment pro-rate or place TENANT in a comparable house with the same amenities, bedroom, etc. Such unforeseen conditions could be the following but are not limited to, hurricanes, storms, vandalism, flood, HOA rules, etc. OWNER assumes no responsibility for such unforeseen conditions. 

Access: Rental Guest agrees to allow access to the house and property to Property Manager or Owner and his agents upon 4-hour notice by telephone or in person. Agents include but are not limited to plumbers, electricians, rental companies, pest inspection, etc. 

Property Manager reserves the right to inspect the premises and house interior upon 4-hour notice to Rental Guest. Rental Guest agrees not to deny access. If Rental Guest refuses to allow access to Property manager or any agent designated by Property Manager, the Property Manager reserves the right to terminate the TENANTS vacation rental and TENANT will immediately vacate the premises upon demand by OWNER and will forfeit their rental payment. 

Safety: Rental Guest acknowledges and agree that they are responsible for the safety of themselves, their guests and their children with respect to the pool, the deck areas, and the premises. Rental Guest acknowledges and agrees to hold harmless from any injuries to them or their guests. It is understood that there may not be a lifeguard and that supervision is their responsibility.

Rental Guest understands that there is no hard-wired phone (land line) inside the home and that Rental Guest is responsible for making all calls including emergency and 911 calls on their own phones (not provided by Owner).

Illegal Drugs: Under no circumstances shall any illegal drugs be allowed on the property. Rental Guest understands that possession and use of any such substance is grounds for immediate eviction and forfeiture of payment. Rental Guest further waives any and all rights to recourse against the Property Manager for enforcing this clause.

Rental Guest Responsibilities: All occupants are required to perform "Normal" household duties that include, but are not limited to: Garbage removal, Cleaning of individual and guest dishes, Notification to Property Manager of any damages or problems with the property, locking of all doors when Rental Guest leaves the house. 

Cancellations: 

If Guest wishes to cancel a reservation after Property Manager receives deposit, then Guest must provide a cancellation notice in writing to Owner.  

A) A cancellation notice received by Owner thirty (30) or more days prior to the Check in Date will receive a refund, in full.  

B) If a cancellation notice is received by Property Manager less than thirty (30) days prior to Check in Date but more than 14 days prior to Check in Date, then Guest will receive a 50% refund. 

C) A cancellation notice received less than 14 days prior to check in is not entitled to any rental refund.

Cleaning: Property Manager will provide professional cleaning services prior to check-in and after check-out for the Rental Guest. However, Rental Guest agrees to remove garbage and all belongings from property, clean food spills from refrigerator, counters and oven top and leave property free of clutter.

LEASE AGREEMENT: Please be advised that, by making a reservation you are agreeing to the terms in this lease.

Anna’s place is exactly as described. We felt right at home the moment we arrived. Upon arrival we had some issues/questions and Anna helped us immediately. A very nice touch is all the bikes that were in the garage. Our kids were excited to ride them every day through the complex which is extremely safe. The pools in the complex were clean and provided hours of fun. We played pickleball at the courts as well. The house itself is very spacious and cozy. Our 7 guests (3 children) were very comfortable in the spacious townhome. There is a multitude of bathrooms and the room designed for the kids was perfect for our crew. Bethany Beach and Tower beach were very drivable and Coastal Wilds animal park is a short 5 minute drive. It’s perfect for children and animal lovers alike, well worth the price of admission.

Anna’s place was clean and refreshing. She was extremely responsive and very helpful throughout our stay. The house was perfect for our large family (8 adults and 4 children age 5 and under). Short drive to the beaches, mini golf, coffee, ice cream, farmers market and shopping. The pools in the community were large and not crowded- very easy to get to and enjoy for the day or just a few hours. We would definitely recommend Anna’s place to family and friends!

This lovely, spacious, coastal vacation home is in a quiet residential neighborhood just a short drive from relaxing Bethany Beach. This was an excellent location for two families with middle-aged children doing a week-long Airbnb stay (three adults and five kids). We were delighted with the layout of the rooms - the upstairs and downstairs bedrooms are very well divided, and the office area is in the front of the house. This was helpful for me since I could use the office space area without bothering the rest of the household. For the times when I elected to work on my laptop in my room, the wifi signal was strong. I didn't have any delays or system lag when accessing my company's server to conduct my daily work of data processing and file analysis. This spacious yet comfortable home was perfect, with additional amenities. The calm, tastefully designed living space offered us all the comforts of home. We can't wait for our next trip to Anna's beach home.
