Space

Open concept living space, sunroom, loft area for kids to hang out, and an outside patio with firepit that allows everyone to have space and enjoy the beautiful views of the community.
The family room has a large, "movie size" TV. Great for the big game or a movie night! The kitchen is complete with a dishwasher, garbage disposal, double sink, convection microwave, toaster, Keurig and a regular coffee maker, pots and pans, baking sheets, dishes, glasses, all stainless-steel appliances and everything you will need to feel at home!
Not an indoor cooker? We provide a gas grill located in the backyard patio with a sitting area. Sit, relax and enjoy the sounds of nature.
The house sleeps 12 comfortably (14 using a sleeper sofa).
There are also smart TVs in both master bedrooms.
The house has a washer and dryer on the first floor. Pack n Play is available upon request.
Loft upstairs has a big screen TV, board games and a sleeper sofa. There are beach chairs and adult bicycles in the garage.
Fire pit is located outside on the back patio. 
Oh yes, and Wi-Fi!!!! Even at the beach, it is a must have!

Access

Guests have access to the entire home. You are not sharing home with anyone. Guests also have access to resort amenities by purchasing recreational passes separately after reservation. 
The amenities include indoor and outdoor pools, tennis courts, exercise facilities, 20-person hot tub, Kids Splash Zone, basketball courts, picnic and playground area as well as crabbing, kayaking and paddle boarding, beach shuttle to Fenwick Island.
*Note: Some amenities are not open year-round.

RECRREATION PASSES: You don't have to purchase passes if you don't want to- purchase only for those who will be using the resort amenities during your stay.
Passes cover most of all resort amenities but do not include golf and The Point pool. Children under 5 don't need a pass but must be supervised by someone who has purchased a pass.
Recreation passes prices in 2025:
From January 1- May 15 and September 23-December 31:
3-day pass: $40 per person 
weekly pass: $70 per person

From May 16-September 22:
3- day pass: $65 per person
weekly pass: $115 per person

Notes

LINENS ARE INCLUDED: We will supply mattress pads, blankets and comforters AS WELL AS sheets, pillowcases and towels!

Damage waiver: The total cost of your reservation for this Property includes a damage protection fee which covers you for up to $10,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out.

OCCUPANCY LIMIT OF 14 ( for Cattail in Bayside), 10 ( for Waterleaf in Bayside), 14 (for Candleberry in Bayside), 16 (for 7 bdr in Coastal Club), 13 ( for 5 bdr in Coastal Club)

Anyone not following any of these rules can be evicted from the home immediately with forfeiture of all monies paid.

Dwelling is Private Property: The property will be used only as a private dwelling for the use of Rental Guest.There shall be no subletting of the premises. The Rental Guest shall occupy and use the premises as a vacation rental only and not use the premises for any business, professional, unlawful or hazardous purpose.

Rental Guest understands that Bayside ( or Coastal Club) has a Home Owners Association and agrees that everyone in their rental group will abide by all provisions of the HOA.

Refundable Security Deposit: Will be refunded within 2 weeks after final check-out so long as there is no damage to the property during stay other than normal wear and tear.

Prohibited Vehicles / Parking: Campers, boats, trailers or other oversized vehicles are not permitted. Also, no parking is allowed on the streets near the home.There is an additional overflow parking nearby in a lot. 

Recreation Passes:
Renters will be allowed to purchase passes to utilize amenities of the onsite Bayside Club.( or coastal club)

Hold Harmless and Indemnity: Property Manager and Owner of rental property shall not be liable for any damages and/or injury to Rental Guest and/or their guest(s), or their personal property due to Rental Guests acts, actions or neglect. Rental Guest agrees to hold Property Manager and Owner harmless against any claim for damage and/or injury due to Rental Guests act or neglect or their guests’ act or neglect. 

Quiet Enjoyment: Rental Guest and their guests agree not to violate quiet enjoyment and privacy of the surrounding neighbors. Property Manager and owner are not responsible for the actions of other property owners in the area, as we have no control over their actions.

Weather, Acts of God: Property Manager is not responsible for any weather conditions or acts of God or nature that happen during Rental Guests stay on premises and no refunds will be made.

Unforeseen Conditions: If any unforeseen conditions or problems with the house arise prior to or during TENANTS stay, OWNER reserves the right to either refund TENANTS payment pro-rate or place TENANT in a comparable house with the same amenities, bedroom, etc.. Such unforeseen conditions could be the following but are not limited to, hurricanes, storms, vandalism, flood, HOA rules, etc. OWNER assumes no responsibility for such unforeseen conditions. 

Access: Rental Guest agrees to allow access to the house and property to Property Manager or Owner and his agents upon 4 hour notice by telephone or in person. Agents include but are not limited to plumbers, electricians, rental companies, pest inspection, etc. 

Property Manager reserves the right to inspect the premises and house interior upon 4 hour notice to Rental Guest. Rental Guest agrees not to deny access. If Rental Guest refuses to allow access to Property manager or any agent designated by Property Manager, the Property Manager reserves the right to terminate the TENANTS vacation rental and TENANT will immediately vacate the premises upon demand by OWNER and will forfeit their rental payment. 

Safety: Rental Guest acknowledges and agree that they are responsible for the safety of themselves, their guests and their children with respect to the pool, the deck areas, and the premises. Rental Guest acknowledges and agrees to hold harmless from any injuries to them or their guests. It is understood that there may not be a lifeguard and that supervision is their responsibility.

Rental Guest understands that there is no hard wired phone (land line) inside the home and that Rental Guest is responsible for making all calls including emergency and 911 calls on their own phones (not provided by Owner).

Illegal Drugs: Under no circumstances shall any illegal drugs be allowed on the property. Rental Guest understands that possession and use of any such substance is grounds for immediate eviction and forfeiture of payment. Rental Guest further waives any and all rights to recourse against the Property Manager for enforcing this clause.

Rental Guest Responsibilities: All occupants are required to perform "Normal" household duties that include, but are not limited to: Garbage removal, Cleaning of individual and guest dishes, Notification to Property Manager of any damages or problems with the property, Locking of all doors when Rental Guest leaves the house. 

Cancellations: 

If Guest wishes to cancel a reservation after Property Manager receives deposit, then Guest must provide a cancellation notice in writing to Owner.  

A) A cancellation notice received by Owner thirty (30) or more days prior to the Check In Date will receive a refund, in full.  

B) If a cancellation notice is received by Property Manager less than thirty (30) days prior to Check In Date but more than 14 days prior to Check In Date, then Guest will receive a 50% refund. 

C) A cancellation notice received less than 14 days prior to check in is not entitled to any rental refund.

Cleaning: Property Manager will provide professional cleaning services prior to check-in and after check-out for the Rental Guest. However, Rental Guest agrees to remove garbage and all belongings from property, clean food spills from refrigerator, counters and oven top and leave property free of clutter.

LEASE AGREEMENT: Please be advised that, by making a reservation you are agreeing to the terms in this lease.

My family and I had a great time at this house. Anna is a great host and was very responsive throughout the duration of our stay. The home is nice and clean and is located in a beautiful community. The property offers great amenities, however if you are looking for more things to do be prepared to drive a minimum of 20-25minutes to get there. The home itself is spacious and is well stocked with whatever you may need. The fire pit and the bikes were some of our favorite parts of the house. We had a great time and made beautiful memories.

This home was beautiful, comfortable, and just as described. The neighborhood was just lovely and we enjoyed riding the bikes Anna provided around the neighborhood and to the pools, gym, and pickleball court. The kitchen had everything we needed to prepare family meals and plenty of space to enjoy them. We loved sitting on the patio in the mornings and evenings, and really appreciated the gas grill (including the propane). We highly recommend this home! A big thanks to Anna for the lovely place to enjoy our family vacation!

We had a great time staying at this house! There was plenty of space and we spent a lot of time at the pool with our one-year old and her grandparents. We loved the community and I recommend getting the passes for the amenities-- they were easy to pick up and easy to use. The community restaurants nearby were also great-- Signatures and 38 Degrees. About a 25 minute drive from either Fenwick Island and Ocean City beaches, which we took advantage of a few times. Thinking of coming back next year!
